Why do a Rental WoF?
The Rental WoF gives landlords the chance to promote their property as being warm and dry, and gives prospective renters an assurance that the home they are looking to live in meets the standard.
About the Rental WoF
The Rental WoF inspection has 63 questions and covers 29 criteria. An inspector will come to the property and the assessment will take about an hour to complete.
The areas of the house that get assessed are ones which are known to have a direct impact on occupants’ health and safety, can reduce work and school absences, and lead to greater household energy efficiency.
They are things like:
- basic hot and cold running water
- adequate insulation and heating
- working smoke alarms.
The property will receive a pass or fail on the spot, and a detailed report will be emailed to the landlord. The Council does not receive your report.
The Council will be notified if your property passes the Rental WoF assessment.
You can choose to have your property added to our list of Rental Warrant of Fitness Verified Houses.
A Rental WoF is valid for three years.

What happens if a property fails a rental WoF
If a property doesn't pass the Rental WoF, the landlord has six months to make the improvements noted in the report and to book a re-assessment at no extra cost.
The Council will not be notified if your property fails the Rental WoF assessment.

Building a better Wellington with a housing standard
The Rental Warrant of Fitness is Wellington City Council's first step towards developing a Wellington Housing Standard.
The Wellington Housing Standard will set a measure for homes that incorporates both personal health and earthquake resilience. Wellington has some unique challenges and this standard is designed specifically for our city.
This is an initiative within the Council’s Long Term Plan 2015–25 and supports the delivery of the housing objectives with the Wellington Resilience Strategy.
Wellington City Council partnered with the University of Otago, Wellington to deliver this scheme, New Zealand's first Rental Warrant of Fitness.
The scheme is a University of Otago, Wellington initiative that is the result of many years' research, working with industry experts and conducting practical trials.
In 2014, the scheme was trialled by Wellington City Council, Auckland Council, Tauranga City Council, Christchurch City Council and Dunedin City Council.
