Urgent maintenance

Maintenance is considered urgent if it involves any damage or malfunction that puts property, life or health at risk, for example.

  • damage from fire, flood or storm
  • failure of essential services - power supply, water supply, cooking appliances
  • faults with sanitary services - blockages in toilets, sewer drains or waste pipes
  • leaks in pipes, building or dwelling
  • failure of building services - lifts, fire alarms, security, emergency exit routes

Regular maintenance programmes

Every year the Council carries out a range of maintenance and improvement initiatives, for example:

  • replacing hot water cylinders and stoves
  • repairing potholes
  • interior and exterior painting
  • fencing
  • renewing spouting and downpipes
  • roofing
  • trimming and pruning trees
  • promoting health and safety

You'll be kept up to date if the maintenance affects your home.

Condensation

Tenants are responsible for keeping their homes well ventilated. Household mould and mildew can harm peoples' health, particularly people with allergies and asthma.

Tips for controlling condensation

  • Keep several windows slightly open, rather than one window wide open, to create a cross-breeze.
  • Close bathroom and kitchen doors when showering and cooking, and keep windows open.
  • Cook with lids on pots to reduce steam.
  • Use extractor fans in the bathroom and kitchen.
  • Wipe down windows and surfaces that collect condensation.
  • Make sure your clothes dryer is vented to the outside.
  • Having the room temperature about 5 degrees higher than outside helps minimise condensation.
