The Council provides prospective property investors with current and historical information on land and property.

Information on land and property is sourced from Council records, with the Council obliged to make it available on request under Section 44A of the Local Government Official Information and Meetings Act 1987.

LIM Information

Land Information Memoranda (LIM) are comprehensive reports containing everything the Council knows about a property or section.

LIM information includes:

  • Special land features including potential erosion, avulsion, falling debris, slippage and possible hazardous substances.
  • Private and public stormwater and sewerage drains.
  • Unpaid rates.
  • Consents, certificates, notices, orders or requisitions affecting the land or buildings.
  • District Plan classifications that relate to the land or buildings.
  • Any information relating to the property supplied by network utility operators in relation to the Building Act 2004.
  • Other relevant information.

People usually request a Land Information Memoranda (LIM) when considering whether or not to invest in residential or commercial property.

Applying

To apply for a LIM you will need:

  • The applicable fee.
  • A current Certificate of Title, from Land Title Services at Land Information New Zealand. Phone 0800 665 463.

Service Charge $
LIM: Residential 300.00
LIM: Commercial Base Fee 700.00
LIM: Per hour after 13 hours 70.00

If it takes the Council over 13 hours to research your LIM, there is an additional charge of $70 per hour. Any materials expenses are not included in these prices and are additional charges.

Processing LIMs

A LIM takes up to 10 working days to process – excluding public holidays and the period from 25 December to 15 January.
